Buyer Representation
Almost half of the business we do is buyer representation.
This fairly new concept ensures that somebody is holding the rope for you. A buyers agent owes his/her fiduciary duty to the BUYER not the seller. Traditionally most agents were either the listing agent or a sub-agent of the seller. Their duty lies with the seller to get the highest possible price for the property.
SK Realty Inc. will only represent one party at a time and under no circumstance find themselves in a conflict of interest situation. Quite simply we are either a sellers agent or a buyers agent.
A standard buyers representation usually follows this scenario. A buyer calls on a listing we have. None of our listings interest the buyer. Through the interview process we try to determine what is important to you. Once the general type of property is identified we can pull upon our extensive files of available properties.
One thing that needs to be explained is that the cost of buyer representation comes out of the listing agencies commission which is ultimately paid by the seller. It does not cost the buyer anything unless there are special circumstances of research and travel.
Once a buyers interests and budget are determined we begin an extensive search for suitable properties that are on the market. One of the most important factors in this is the motivation of the seller. There are many, many overpriced properties on the market that a buyer can waste a lot of valuable time and money investigating. Upon finding suitable properties this information is relayed to the buyer. Instead of making multiple trips we try to condense the properties into showings of 1-3 days.
Once the properties have been identified we do all of the background research mainly pertaining to the issues of access, easements, property acreage confirmation, minerals, and any factors that may adversely affect the property.
