Property Location:  Take Highway 24 south from Fort Peck dam at approximately mile marker 44 take Highway 528 east for +/- 10 miles to Ferry Road, go north on Ferry Road for +/- 2.9 miles watch for signs.

Owner: Thomas M. and Willa J. Murphy, whose address is 292 Ferry Road, Fort Peck, Montana will offer the following property to the public at auction. The final bids will be subject to the owner’s approval.  The owners reserves the right to accept or reject any and all bids.

COOPERATION IN IRC 1031, TAXED DEFERRED EXCHANGE:  It is the intention of the Seller to create an IRC Section 1031 tax deferred exchange. Buyer, agree that the Sellers rights and obligations under this sale may be assigned to facilitate such exchange. Buyers agree to cooperate witheller Ss in any manner to enable Sellers to qualify for said exchange at no additional cost or liability to Buyers. Sellers will co-operate with 1031 Buyers in the same manner.

Your bid is considered acceptance of the terms of this auction. If you, the Buyer, fail to close, the down payment is non-refundable. If the Sellers fail to close, 100% of the down payment will be returned. At this time there is no known reason that the Seller would not be able to close.
